 Here's the Current Scoop - April 2012

 Buyer confidence is definately at all time high...(at least since probably 2008!!!) The market is seeing some great sales and a ton of activity! REALLY... 2012 is shaping up to arguably be nearing a "bottom". With Inventory very light and interest rates hinting at a slight increase hear and there, the bottom becomes an interesting acronym! But long and short - most people are really sick of waiting! And they want "IN".

 - New Inventory is getting hard looks and Multiple Offers out of the gate is very frequent on "good" deals.  I've been witness to multiple offers on Dozens of new Listings around the County! BEING READY is definately now an understatement.

- LOW Market Inventory Syndrome is still ongoing in the Coastal Markets! Morro Bay, Cayucos, Pismo Beach & Avila Beach are staying limited. San Luis Obispo seems to be picking up with Cambria and Arroyo Grande still have a little more variety to choose from but not too much.

Foreclosure Deals! (Bank owned & Short Sales) Short Sales will be plentiful and continually being streamlined by the banks! You shouldn't "fear" the short sale. An extra month is about all it should take these days for approval after an offer is submitted. Experience counts & I'm an expert consultant and Short Sale Processor! I'm very experienced in closing these deals.

BANK OWNED Deals and Auctions -  Bank Owned Deals are still present - Slowly coming to the market on the coast & Slo but they are around. IF you think you want to buy a San Luis Obispo Auction Property - This is a CASH play only. I deal with Plenty of Investors and Qualified parties and know the game! And play it : )
